THE PRE-PURCHASE STRUCTURAL … PLUS BUILDING INSPECTION

A STRUCTURAL report : A.S 4349.1 Appendix A 2007 ***PLUS+ includes some non structural building elements.

This inspection mainly deals with the condition & integrity of structural elements and conditions conducive to structural defects.

USED FOR PRE PURCHASE REQUIREMENTS.

As per REIWA pre purchase contract annexure relating to MAJOR STRUCTURAL DEFECTS and beyond.

Thermal imaging & moisture testing is included.

 

 

THE PRE-PURCHASE OR ANNUAL TERMITE-TIMBER PEST INSPECTION

This inspection is designed to detect & advise on any past or current Termite & Borer activity, within the building and within the property boundaries to 30m of the main building.

OFTEN CARRIED OUT AT THE SAME TIME AS A BUILDING REPORT TO AUSTRALIAN STANDARD 4349.3

Thermal image & moisture testing included.

 

 

THE PRE PURCHASE PREMIER BUILDING INSPECTION (STRUCTURAL + SECONDARY ELEMENTS)

A STRUCTURAL & NON STRUCTURAL general report; A.S 4349.1 Appendix C 2007 includes STRUCTURAL PLUS and other secondary elements.

This inspection mainly deals with the condition and integrity of structural elements, conditions conducive to structural defects and a range of general maintenance & non-structural items.

USED FOR PRE PURCHASE AND INDIVIDUAL REQUIREMENTS.

As per REIWA pre purchase contract annexure relating to MAJOR STRUCTURAL DEFECTS, beyond and maintenance

Thermal imaging & moisture testing is included.

 

 

‘STAGED’ NEW BUILD CONSTRUCTION INSPECTIONS

Comprehensive inspections to check for:

BRICKWORK / PLATE HEIGHT INSPECTIONS

ROOF FRAMING INSPECTIONS

PRACTICAL COMPLETION

 

 

SPECIAL PURPOSE INSPECTIONS

These inspections are conducted in relation to individual, specific items or requirements. Such instances may include but are not limited to concerns relating to cracks, sagging ceilings, tree root interference, roof leaks etc.

A special purpose inspection refers to inspecting a particular item of concern only and may or may not be followed up with a written report (depending upon client requirements).

 

IMPORTANT;

Guardian DOES NOT engage unqualified or inexperienced individuals or persons who conduct inspections under a third parties licence or business.

Guardian DOES NOT carry out repairs or treatments to properties inspected by Guardian. This is absolutely paramount to maintaining impartiality and providing a truly honest report that avoids any conflict or potential self interest.
