A COST SAVING STRUCTURAL report : As per the REIWA pre purchase contract annexure relating to MAJOR STRUCTURAL DEFECTS + more.
This inspection mainly deals with the condition & integrity of structural elements & some secondary elements that can be conducive to structural defects.
THERMAL IMAGING & MOISTURE TESTING INCLUDED.
STRUCTURAL INSPECTION; ITEMS INCLUDED ARE;
Foundations.
Floor structure.
Walls, (Internally & externally).
Testing for structural damp failure.
Roof & ceiling framing, (May also include comments on structural Timber pest damage).
Steel, concrete & timber supports, (lintols columns, props & beams).
Balconies.
Suspended Decking.
Stairs.
Chimneys.
Pergolas & Covered Afresco areas.
Separate building structures.
Retaining walls (associated with the main building).
Photographs and any required action.
Same day reports.
Full post inspection debriefing.
ADDITIONAL INCLUSIONS OF A STRUCTURAL PLUS INSPECTION
The following whilst not deemed as structural are nevertheless inspected and may be highlighted in the report by Guardian for clarification & safety reasons.
General physical condition of rainwater systems (Gutters & downpipes) that may be conducive to affecting the structural integrity of the building,
Roof covering, Flashings.
Ceilings & attachments, (Where unobstructed & accessible)
All retaining walls greater than 700mm high.
Patios, pergolas, sheds & outbuildings.
Window glazing.
Any significant safety hazards.
Moisture testing of showers.
Minor wall cracks.
Asbestos recommendations (if applicable)
Lack of the following electrical safety features (Circuit breakers, smoke detectors). NB; access to meter boxes may sometimes be restricted.
