Pre-Purchase Structural / Plus Building Inspection
AS PER GENERAL PRE PURCHASE CONTRACT A.S. 4349.1 (Appendix A) 2007
A COST SAVING STRUCTURAL report : As per the REIWA purchase contract annexure relating to MAJOR STRUCTURAL DEFECTS + more.
This inspection mainly deals with the condition & integrity of structural elements & some secondary elements that can be conducive to structural defects.
Thermal imaging & moisture testing is included.
STRUCTURAL INSPECTION; ITEMS INCLUDED ARE;
- Foundations. 
- Floor structure. 
- Walls, (Internally & externally). 
- Testing for structural damp failure. 
- Roof framing, (May include comments on structural Timber pest damage). 
- Steel / concrete / timber supports, (lintols columns, props & beams). 
- Balconies. 
- Suspended Decking. 
- Stairs. 
- Chimneys. 
- Pergolas & Covered Afresco areas. 
- Separate building structures. 
- Dwelling supporting retaining walls. 
- ***PLUS+; ITEMS INCLUDED ARE;
- The following whilst not deemed as structural are nevertheless inspected by Guardian for safety reasons and may also be highlighted in the report. 
- General physical condition of rainwater systems (Gutters & downpipes) that may be conducive to affecting the structural integrity of the building, 
- Roof covering, 
- Ceilings & attachments, (Where unobstructed & accessible) 
- Window glazing, 
- Moisture testing of showers. 
- Minor wall cracks. 
- Asbestos recommendations (if applicable) 
- Lack of the following electrical safety features (Circuit breakers, smoke detectors). NB; access to meter boxes may be restricted. - *And a courtesy final inspection checklist is also included.
